Prior to Building

• Plan your budget

• Purchase your land

• Choose a Surveyor

• Hire a Geotech for a Soil Test
REMINDER: One of the first things the home owner needs to do is get a Perk Test in addition to a Soil Report if there’s no city sewer available.

• Find Design Professionals (Architect, Structural/Civil Engineers) or pick a house plan

• Consult the IBC 2006 Residential Building Code

• Prepare Drawings, General Notes, Specs and Contracts

• Pick a mortgage company

• Obtain a construction loan

• Submit drawings to the City of Pagosa Springs or Archuleta County

• Submit drawings to PLPOA (Pagosa Lakes Property Owner's Association), if applicable

Steps of Construction

• Excavation and Utilities

• La Plata Electric and Source Gas tap fees

• Foundation System and required block outs

• First floor and/or wall stick framing

• Roof construction and weather proofing

• Exterior siding and final roofing materials

• Final electrical and plumbing

• Final closure: windows and doors

• Interior wall finish

• Wall, ceiling, floor insulation

• Cabinets, fixtures, appliances

• Counter top granite, tile or other material

• Lighting (Dark Sky Ordinance)
